It is improper for an attorney to "let it be known" to real estate brokers that he will disburse their commissions to them at the time of settlement and prior title bringdown and recording. The advancing of the commissions is improper regardless of whether they are advanced out of funds held in escrow or out of the attorney's own funds (for which the attorney would subsequently be reimbursed).
